In August 2024, South Jersey Realtor Pip Haxby-Thompson was hired by his clients Mallory and Steph to sell their beautiful 1980s Colonial in Pennsauken. Pip actually helped them buy this very home in just 2021, but with relocation plans going ahead, it was time to sell up and move on.
When Mallory and Steph got their offer accepted on this home in 2021, Pip helped them buy it at list price (listed at $325,000) — despite homes frequently selling for way higher than list price at that time. With no additional/special terms, they arranged a 30 day close so they could move in quickly.
Now, a mere 3 years later when it was time to move on, Pip suggested they list the property competitively at $395,000 (already a $70,000 increase on what they paid for it!). Just a few days on the market, multiple showings, and one open house later, multiple offers came in and Mallory and Steph accepted a $415,500 offer. A $90,000 profit in just 3 years. Not only that, but the offer was exceptionally appealing, including limited home inspections ("for informational purposes only"—essentially buying as-is), with a $10,000 appraisal gap cover (making for a less-risky transaction). The buyers offered to pay for the Certificate of Occupancy (which is normally paid for and organized by the sellers), and offered to cover up to $4,000 of any CO repairs that came in.
And, incredibly, the buyers offered to cover $5,000 of Mallory and Steph's closing costs! This is an unbelievable win for these clients, and it was an honor to help them through both of their transactions.

We recruit the neighbors to spread the word by "doorhanging" the streets—i.e. leaving a beautifully-branded promo for the listing on their front door, inviting them to the open house.
